About Greenline

Greenline is a lawn care and landscaping company in Houston and Austin, TX. We ran crews on the ground for ten years before we wrote a line of software, and the portal our customers use today exists because we got tired of the question every property manager eventually asks: did the crew actually show up?

Who we are

Greenline was founded by brothers Mark and Joe. We are an operator first. For ten years we ran landscaping crews on the ground: cutting turf, shaping hedges, refreshing beds, and answering the phone when something was missed. The software came later. We built it ourselves to run our own crews, because nothing off the shelf matched how a crew actually moves through a route.

Today the same system dispatches our crews, carries their routes and gate codes, and writes the visit record our customers see. The portal is not a feature we bolted on for marketing. It is how the work gets done.

What we built and why

Every Greenline visit is timestamped, photographed, and logged to a customer portal. Customers get a text the day before the crew arrives, a photo once the work is done, and a quick way to flag a problem if something needs a second look. From the same portal, a board or an owner can pull a report that is ready to hand over without reformatting.

We built it this way because a property manager cannot be at every site, and a vendor's word is not a record. When a visit is logged the moment it ends, nobody has to ask whether the crew showed up, and the conversation moves to what actually matters: how the property looks.

How a visit works

  1. The day before, you get a text with the scheduled visit.
  2. The crew arrives with the route and gate codes already in hand, so access works without a phone call.
  3. Turf is cut, edged, and blown down across lawns, entrances, medians, and common areas. Hedges, shrubs, and ornamentals are shaped as the season calls for it. Beds are refreshed, mulched, and planted by our own crews.
  4. When the crew is done, the visit is timestamped and photographed, and the photo lands in your portal.
  5. If something is off, you flag it from the portal and it goes onto the crew's route rather than into a voicemail.

Insurance

Greenline carries general liability, umbrella, commercial auto, and workers' compensation insurance. Coverage limits can be raised when a property's contract requires it. A certificate of insurance is available on request.

The founders

Fourteen years ago Mark co-founded a landscaping company, and he came away with a clear picture of where the work breaks down. It is rarely the mowing. It is the communication: the manager who does not hear about a locked gate until a resident complains, the crew that fixed something nobody asked them to and never got credit, the monthly report nobody has time to assemble. He later moved into technology and kept running into the same gap, just with different tools.

Joe has spent his career building and scaling engineering organizations, as a VP of Engineering and a CTO, turning processes that lived in someone's head into software whole teams run on. Greenline is the two of them putting those halves together: a landscaping company run by people who have done the work, on software built so that the crew, the office, and the customer can all see the same thing and hold each other to it.
